Information for the Residents of Beach Marine
We like to think of ourselves as a friendly community of residents having a common interest in enjoying where we live right next to the sea, and respect the convivial atmosphere created by the good humour of all our neighbours at Beach Marine.
We hope that the following information and advice helps us all achieve this:
Block Security
- For everybody’s security, keep the entrance doors to the blocks locked. Please don’t leave the entrance doors on the latch.
Pets
- The terms of the lease state no more than one cat or dog shall be kept.
Garden Etiquette
- Please keep the garden gates locked; it stops the public using our gardens to access the beach. If you don’t know the access code to the locking bolt and padlocks, please ask a director or email abcbeachmarine@gmail.com giving the address of your flat.
- Please don’t feed the seagulls! This is a local byelaw.
- If you or your visitor(s) bring a dog into the garden, please make sure you clean up any dog mess. We ask that you be particularly watchful if the dog is taken out after dark.
- If you or your visitors are a smoker and want to enjoy a cigarette outside, don’t discard the butts on the ground. Please be aware that we do not employ anyone to clean up the outside areas and cigarette butts up specifically, so please be mindful of this and throw the butts away responsibly.
- Any furniture left out in the communal areas is treated as communal.
Where should I put my rubbish and when are bin collection days?
- Communal wheelie bins are by the entrance gate pillars to the ground level car park.
- The council rubbish collection day is normally Wednesday.
- We have recycling bins and 3 large landfill bins. Food waste MUST be wrapped in a compostable bag (available from all good supermarkets) and placed in the one dark green bin marked Food Waste. Loose food or organic waste items will not be collected by the bin men.
- The purple topped wheelie bins are for Recycling glass, plastic, and tins (no plastic bags please).
- The green wheelie bins with black tops are for Recycling paper and card only (no plastic bags).
- Please flatten any cardboard boxes, etc., to allow enough space for everyone to use the bins.
- Any other rubbish should be placed in large black or white bin bags, tied up, and placed in the large green landfill bins.
- Large items including furniture, large cardboard boxes, household or electrical items, and any other materials you wish to recycle should be taken to the Shorncliffe Household Waste Recycling Centre, which is free and less than a 5-minute drive from Beach Marine.
Noise
- Sound carries a long way in our blocks of flats. So please be considerate to your neighbours when listening to music or watching TV, and do not have the volume up too high.
- The terms of the lease state that all flooring in a flat must be carpet other than in the bathroom and kitchen.
- DIY or BUILDING works creating excess noise e.g., drilling should only be undertaken during working hours; 8:30 am to 4:30 pm and NOT at weekends or bank holidays.
- Please let your neighbours and managing agents Tersons (linda@tersons.com) know before you start.
Where can I park?
- All parking spaces are allocated to individual flats. If you are unsure about which is your space, please refer to your lease or ask your letting agent.
- Please do NOT park in another flat’s parking bay or in unmarked areas.
- Please do NOT park in the loading bay unless unloading. Please keep it clear for emergency vehicles.
- Building contractor should only be in the Loading bay when unloading or loading. It is not a Builder’s parking space.
- Note that visitors should park on the road, as there are no spaces allocated to visitors on site.
- You can buy parking zone permits for the roads around Beach Marine from Folkestone & Hythe District Council. It is currently £38.30 for a year for your car registered to Beach Marine.
- If your visitor needs to stay for more than 2 hours, you can get a one-day permit for them using your permit code and their car’s registration. This is also useful for Builders and tradespeople who will be at Beach Marine all day.
Can I get another garage door remote control?
- These can be purchased from the block’s managing agents, Tersons, by email to linda@tersons.co.uk or call on 01304 246110 and ask for Linda Keeler.
Can I use the storage space in the basement?
- Flammable items must not be stored in cages or the garage.
- The storage cages are also allocated to individual flats with a sign.
- The allocated storage cage, NOT the garage, is designed for the storage of miscellaneous items. Please refer to your lease or letting agent if you are unsure which is yours.
- Cycles should be stored in the cycle storage room to keep the garage area clutter-free.
- If your storage cage is full, you cannot “overflow” any loose items, be it furniture or rubbish into the gangways or garage, as this would constitute a fire hazard and would negate our building’s insurance.
- Fire Exit routes should be kept clear and are not for storage. If a sign says KEEP CLEAR, please keep clear and do not store any items there.
The Cycle Store
- Each flat is entitled to store a maximum of 2 bikes.
- The contents of the cycle store will periodically be reviewed as renters have very often left their bikes there after they’ve moved on, which clogs the area up with redundant bikes.
What can I do about condensation in my flat?
- Condensation can be a problem in many purpose-built flats, particularly buildings of this age. Amongst other things, it is absolutely vital to keep the flat well-ventilated.
- The minimum requirement should be for a working extractor fan in each of the kitchen and bathroom areas, trickle vents in the windows, and the use of a dehumidifier between the months of November and March.
Can I put furniture or other items on the landings?
- To comply with Fire Safety regulations, any items of furniture or other flammable items that are not stored in a relevant flat or cage and left on the landings will be removed.
- Please keep clear and do not store any items on the landings.
- A Fire Safety Officer tests alarms and inspects the buildings quarterly, and we are required by law to comply with the Fire Safety Regulations 2022 effective from January 2023, so it is in the interest of everyone’s safety that the landings are kept clear. We are advised that this applies to footwear and doormats too.

Can I make alterations to my flat?
- Before making any structural changes to the internal arrangement of your flat or to the balcony or replacing any windows, you must send a written request to Tersons, the managing agents, preferably by email linda@tersons.com or letter to Tersons, 27-29 Castle Street, Dover CT16 1PT.
- Written permission must be obtained before any alteration work can commence. This is required under the terms of each flat’s lease. If written permission is not received, the freeholder will be required to return the flat to its condition before the unauthorized work was carried out.
Where do I turn the water off?
- The individual water stop-valves are in the service riser cupboards on the landing outside your front door. If the property is due to be empty for longer than 24 hours, the water should be turned off via the stopcock in the riser cupboard.
What should I do if water is leaking into the flat below?
- See above for turning off the water stop-valve.
- It is important to check dishwashers and washing machines for leaks on hoses and drain connections, check all tap connections and u-bends in the kitchen and bathroom. Also check the sealant around baths, shower trays, and sinks. As we have concrete floors, it is not always obvious where a leak may be coming from – the water will run until it finds a minute gap. These maintenance problems are the responsibility of individual flat owners to rectify as soon as possible.
- Do not put food oil or cooking fat down the drains, it causes blockages and can result in flooding in other flats.
What TV reception can I get?
- In our experience, TV is best run through individual flats’ own WiFi.
- We do have a communal satellite dish and a communal aerial connected to all the flats, so you can receive Freeview, and Freesat, but this is not guaranteed due to atmospheric conditions and the low altitude at Beach Marine next to the sea.
Who do I contact in an emergency?
- In case of a ‘property’ emergency such as a flood, gas leak, or fire in your flat or a communal area, contact the relevant EMERGENCY SERVICES first by calling 999.
- Then inform Tersons by calling 01304 246110 during office hours or 07967 558806 out of hours.
- Alternatively, email dover@Tersons.com and inform one of the Directors.
