We believe that there are so many unique elements associated with Beach Marine, from its location; gardens; proximity to the beach and the way in which it is run and managed and in this section is an outline of the latter – how Beach Marine is run and managed.
There are currently four directors of Beach Marine, all of whom are residents and all of whom give their time on a voluntary basis. The current Chairman is Martin Davey; Secretary is Sarah Reardon, and there are two non-titled directors, Ann Saxby and Richard Daniels.
There are no fixed term for any of these appointments, and the Directors always welcome help from residents who wish to provide fresh ideas and insight.
Every flat owner pays a contribution to maintenance – commonly known as a Service Charge, and, as stated in the lease, there is a fixed Contribution to Maintenance (Service Charge), which is payable every six months to our Managing agents, Tersons. This covers items such as Buildings Insurance, Communal lighting, Garden maintenance, Communal areas cleaning and other on-going maintenance items.
As also stated in the lease, there is a second Contribution to Maintenance, which varies in amount and frequency. The aim of the Directors is to keep this charge as low as possible. However, there is a responsibility to ensure that the fabric of the buildings is maintained for the long term. Any building, especially in a position on the seafront like ours, typically must undertake maintenance to prevent water ingress, for example.
Therefore, maintenance tasks need to be undertaken periodically, such as repointing of brickwork, flat roof repairs, drainage etc. This second charge is levied on an ad-hoc basis, and the amount and frequency varies, depending on the nature of the specific project being undertaken.
It should be stressed that The Directors are all residents of Beach Marine, and it is they who instruct the Managing Agents (currently Tersons), on the maintenance work that needs to be undertaken in the interests of the long term benefits of the residents as a whole.

The directors meet on average once a quarter and there is an Annual General Meeting (AGM). At the AGM, amongst other things, the directors talk about the major projects undertaken in the previous 12 months and outline those that are being considered for the coming year to which all leaseholders are invited. Updates are also provided on the financial position and expected future expenditure.
